Miami is a fantastic home base for RV life — the Keys are an hour south, the Everglades an hour west, and winter camping doesn't get better. But between trips, Miami is genuinely hostile to parked RVs: HOAs ban them from driveways, the sun destroys rubber roofs, and hurricane season threatens anything left outside. Nearly every Miami RV owner needs a storage plan. Here's how to build yours.
Why Miami RV Owners Need Storage
The pressure comes from three directions:
- Legal restrictions. Most Miami-Dade municipalities and virtually every HOA prohibit street or driveway RV parking beyond 24-72 hours. Fines start at $100+ and escalate. Coral Gables, Pinecrest, and Doral enforce aggressively.
- Sun damage. Miami's UV index hits extreme levels most of the year. Unprotected RV roofs crack, decals fade and peel, tire sidewalls dry-rot (the #1 cause of RV blowouts), and sealants fail — leading to water intrusion, the silent RV killer.
- Hurricane exposure. An RV is essentially a sail on wheels. Even tropical-storm winds can roll or damage an unsecured rig.
Outdoor vs Covered vs Enclosed
Outdoor uncovered ($110-$200/month). A fenced, gated parking space, typically on gravel or concrete. The most common and cheapest option — fine for short terms and durable rigs, but in Miami you'll want wheel covers, a roof cover, and tire protection at minimum. Most Doral and Hialeah facilities offer this.
Covered canopy ($200-$300/month). A roof structure (usually steel) blocks direct sun and rain while leaving sides open. This single upgrade prevents the majority of Miami-specific RV damage — UV is what kills roofs and tires. The best value for rigs stored 6+ months a year.
Fully enclosed ($350-$550/month). A garage unit, typically 12x40 or larger with 14-foot doors. Complete protection from sun, rain, salt, and storm debris — and the only option we'd trust through a hurricane. Availability is limited to a handful of facilities in Doral, Hialeah, and South Dade; book well ahead.
Miami RV Storage Costs
- Doral: $130-$220 outdoor / $240-$320 covered / $380-$550 enclosed. Closest to the turnpike for Keys trips; the most inventory in the county.
- Hialeah: $110-$190 outdoor / $200-$280 covered. The budget champion with easy I-75 access for Gulf Coast trips.
- Kendall / South Dade: $120-$200 outdoor / $220-$300 covered. Best positioned for the Keys and Everglades.
- Aventura / North Dade: $150-$240 outdoor. Limited covered or enclosed options — book early.
- East of the Palmetto: Essentially nonexistent. Don't waste time searching Brickell or the Beach for RV storage.
Florida-Specific Prep Checklist
Standard RV storage advice assumes dry climates. Miami requires more:
- Roof and sealant inspection. Reseal any cracked caulking before storage — one Miami thunderstorm through a failed seam causes thousands in hidden water damage.
- Full exterior wash and wax. Remove every trace of salt and road grime; wax adds a UV sacrificial layer.
- Tire care. Inflate to max sidewall PSI, use tire covers (non-negotiable in Miami sun), and park on boards or pads — never bare asphalt or grass.
- Fuel stabilizer + near-full tank. Ethanol fuel in humidity degrades fast. Run the generator under load for 30 minutes with stabilized fuel too.
- Interior moisture control. This is Miami's special step: place 4-6 large moisture absorbers throughout the cabin, leave roof vents cracked with vent covers, and remove all fabric items you value (bedding, towels) — they'll mildew otherwise.
- Empty and dry all tanks. Flush black and gray tanks, drain the water heater and lines, and leave the fridge doors propped open with baking soda inside.
- Pest defense. Seal entry points, place traps, and remove every crumb. Miami roaches and ants will colonize an RV in weeks; mice love stored rigs year-round.
- Battery disconnect or maintainer, and a locked hitch or wheel boot for security.
Choosing the Right Facility
Beyond price, verify these before signing:
- Actual space dimensions — length, width (door swing room), and height clearance, not just "fits 30-foot RV"
- Gate hours and access — wide turn aisles matter; visit and drive the route mentally with your rig's turning radius
- Security — perimeter fencing, cameras covering the vehicle area, and coded gate entry
- Wash/dump stations — a few Miami facilities offer on-site dump stations and wash bays, a genuine convenience
- Hurricane policy — can you retrieve the RV early before a storm? Do spaces have tie-down points?
